When selling a house or flat, you must have an Energy Performance Certificate (EPC) which confirms how energy-efficient your property is. Your property’s EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent.

You will need to find an accredited assessor who will asses your property and produce the certificate. EPCs are valid for 10 years from the date of issue.

You can be fined if you do not get an EPC when you need one.

New Government proposals outline that rental properties meet a compulsory energy performance certificate rating of band “C” on new tenancies by December 2025, and on all rented properties by December 2028.
